Privacy Policy

This Privacy Policy explains what information The Ledger collects when you use theledger.estate, how we use it, whom we share it with, and the rights you have. We keep this short on purpose - we collect the minimum we need to do our job well.

I.Who We Are

“The Ledger,” “we,” “us,” and “our” refer to the licensed Florida real estate brokerage operating the Site at theledger.estate. For any privacy question, contact concierge@theledger.estate.

II.Information We Collect

We collect three categories of information:

We do not collect payment information on the Site. We do not use advertising or retargeting pixels. We do not sell personal information.

III.How We Use Information

We use the information we collect to:

  • respond to your application and prepare your proposal package;
  • communicate with you about your application and the resulting proposals;
  • share your property details with the five invited agents so they can prepare structured proposals;
  • measure the performance of the Site in aggregate and improve it;
  • prevent fraud, enforce our Terms of Service, and comply with legal obligations.

IV.Legal Bases for Processing

If you are in the European Economic Area or the United Kingdom, we rely on the following legal bases under the GDPR:

  • Consent - when you submit an application and for non-essential cookies;
  • Contract - to provide the concierge service you have requested;
  • Legitimate interests - to measure aggregate Site performance and prevent abuse;
  • Legal obligation - to comply with applicable law.

V.Who We Share Information With

We share your information only with:

  • Our service providers, under written agreements that require confidentiality and limit their use of your data to delivering their service to us (see Section VI);
  • The five invited agents, once your property has been packaged, for the sole purpose of preparing their proposals. Each agent is contractually bound to non-solicitation outside the proposal process;
  • Legal and regulatory authorities, only where we are required to do so by valid legal process.

We do not sell, rent, or share your personal information for third-party marketing purposes.

VI.Third-Party Services

We use a small, deliberate set of third-party services to operate the Site:

  • Microsoft Azure - hosting and enterprise-edge content delivery. Azure processes your IP address and request metadata to serve the Site.
  • SendGrid (Twilio) - transactional email delivery for confirming your application and communicating with our team.
  • Google Analytics 4 - aggregate Site analytics. We have enabled IP anonymization and disabled Google Signals / advertising features. Analytics data is processed in the United States.
  • Google Fonts - typeface delivery. Google receives the request metadata necessary to serve the font files.

Each of these providers has its own privacy policy, which we encourage you to review.

VII.Cookies and Local Storage

We use a small, transparent set of cookies and similar browser storage. On your first visit you will see a consent banner at the bottom of the page asking you to accept or reject non-essential storage. Your choice is remembered in your browser for 180 days; you can change it any time by clicking here.

We implement Google Consent Mode v2, which means until you accept, Google Analytics runs in a cookieless state and no analytics cookies are written to your browser.

  • Strictly necessary (always on) - session, CSRF protection, and the record of your consent choice itself. These cannot be turned off, and no consent is required under GDPR/ePrivacy to store them.
  • Analytics (requires your consent) - set by Google Analytics 4 (Measurement ID G-45EW9LMNHY) with IP anonymization, no Google Signals, and no advertising features enabled. Only loaded after you click Accept on the banner. If you click Reject, GA4 runs in cookieless mode and no analytics cookies are written.
  • Attribution / personalization (requires your consent) - if you arrive from a marketing campaign or referring site, we record the original and most recent referral signal in your browser’s local storage so that, if you submit an inquiry weeks later, our team knows which channel introduced you. Contains no personal information - only campaign tags or a referring domain name - and is automatically deleted after 180 days. Only stored if you click Accept on the banner.

VIII.Your Rights

Depending on where you live, you may have the right to:

  • request a copy of the personal information we hold about you;
  • request correction of inaccurate information;
  • request deletion of your information (subject to legal and contractual retention duties);
  • object to, or request restriction of, certain processing;
  • withdraw consent, where processing is based on consent, without affecting prior lawful processing;
  • lodge a complaint with your local supervisory authority.

To exercise any of these rights, email concierge@theledger.estate. We will respond within 30 days.

California Residents (CCPA / CPRA)

California residents have the rights described above and additionally the right to know the categories of personal information we collect, the purposes for which they are used, and the categories of third parties with whom we share them (all disclosed in this Policy). We do not sell or share personal information as those terms are defined by the CCPA/CPRA.

IX.Data Retention

We retain personal information only as long as necessary for the purposes described in this Policy, generally:

  • Applications and inquiries: up to three (3) years from the date of last contact, or longer where required to comply with legal or tax obligations;
  • Email logs (SendGrid): up to thirty (30) days of transit metadata, per our provider’s defaults;
  • Aggregate analytics: up to fourteen (14) months in Google Analytics 4, after which data is automatically deleted.

X.Children

The Site is not directed to children under 13, and we do not knowingly collect personal information from children under 13. If you believe we have collected such information, please contact us and we will delete it promptly.

XI.International Transfers

Your information may be processed in the United States and in other countries where our service providers operate. Where required, we rely on appropriate safeguards such as Standard Contractual Clauses for transfers out of the EEA or UK.

XII.Security

We use industry-standard administrative, technical, and organizational measures to protect your information - including HTTPS on every page, restricted internal access, encrypted credentials, and periodic review of our third-party providers. No system is perfectly secure; if you believe your information has been compromised, please contact us immediately.

XIII.Changes to This Policy

We may update this Policy from time to time. Material changes will be identified by an updated effective date at the top of this page. Your continued use of the Site after such changes constitutes your acceptance of the revised Policy.
